Our Services

We will discuss your design needs with you in detail at your property at which point we will give you ideas and options to make best use of the space whilst complying with Local Council's & Building Regulations guidelines. We then use this brief as a basis in production of the building plans and associated building specifications.

Planning permission can be a complex and stressful process, effective planning advice is essential to securing valuable planning permission first time around. We can provide knowledgeable expertise in all aspects of the English and Welsh planning system to help you assist you with your application.

Our team can assist with all levels of building control services on all residential development projects. Working in partnership with your local authority or private building control inspectors we can provide practical and useful advice when applying for building regulation approval.

Our project supervision services cover the whole project from inception right the way through to completion. Whether you just don't have the time, inclination or expertise to manage the building works we provide a service that aims to deliver your project on time, within budget and to a high standard.

+ Our Process

Step 1 - FREE Consultation​

We start each project with an initial consultation in which one of our team will meet you at the property to discuss the project and carry out a site inspection, this will allow us to identify any visible site constraints or benefits to the proposal.  We will use the time to gather as much information from you as possible to help us create a brief. In preparation we have added a few things to take into consideration below;

  • What is your budget
  • Has planning been obtained in your street/area for a similar proposal?
  • Do you require full planning?
  • Are special arrangements requirements needed? i.e Disabled Access
  • Is the building listed, or in a designated area?
  • Do you have furniture or equipment which needs to be incorporated into the design?
  • Are you drawn to any particular style of architecture?
  • What senses are you trying to influence within the space?
  • Are there any trees located on the site?
  • Are you planning to stay long term in the property?
  • Do you have access arrangements in place?
  • Do you have any information you feel would/may be of use to us?

Step 2 - Measured Survey

Once the client has instructed us to proceed, we will visit the property and carry out a full measured survey which requires full access to each room and the exterior of the building.  On average, a three-bedroom mid-terraced property would normally take us between 45 mins - 1 hour to complete.   For larger sites we may need to instruct a land surveyor who will be able to assist in gathering information which will allow us to proceed with the drawings.

Step 3 - Feasibility Study - (Optional)

Our feasibility studies are used to investigate a site or buildings full potential, it explores site constraints, opportunities, it's overall condition and significance. It's an all-round investigation that allows the designer and client to move through to the next stage by taking matters of importance into consideration and then translating that information into 2D or 3D drawings.

Step 4 - Client Approval

Once the feasibility studies have been completed they will be sent to the client for review and approval, we will visit the property shortly after to check dimensions (if required) and to review the drawings with the client.

Step 5 - Design Development 

At this stage we would incorporate comments from the client into the drawings allowing us to formulate a final design,  we send this through to the client via email for approval before we submit to planning (if required). 

Step 6 - Planning Application 

Once your drawings and supporting information has been completed and confirmed by the client then we can either submit the application on your behalf or forward you the drawing pack and any other information you may need.  The decision process can take up to 8 weeks and has been known to exceed that time frame in some cases (so be aware!).   We will take care of any amendments required by the council absolutely free until you have received a decision, we track the progress of the application in week 4 and give you an update.

(Please note: Once your application has been submitted TR Architectural Services has no involvement with the decision process.) 

Step 7 - Structural Calculations 

Should your project involve structural alterations or additions which could have an impact on the structural integrity of the building then it would normally require a structural engineer to produce a calculation report to specify what elements are required and what fixing methods should be used, all of which will be in accordance with building regulations.


Step 8 - Building Regulations

Once your application has been submitted to the local authority we will finalise your specification which will be used to submit to the LABC or private building control officer.  This is usually in the form of a set of plans, sections and details along with a material and construction method specification.

Step 9 - Tender

We can produce a detailed schedule of works which is a great way of securing quotes from different builders and ensuring that everyone has the same information to price the job from.  

Step 10 - Project Supervision - (Optional)

We aim to provide a cost beneficial service that will drive the ultimate price of a building project down.  While we offer a fee based service, we provide cost management with the intention that savings provided are equal to or greater than the fees charged. There are numerous ways in which a project manager can deliver savings - from designing cost saving building techniques, to ensuring trades overlap so the work never stands still and ensuring suppliers deliver value for money.
